Upper Hanover Township Data Center (Hanover Development LP)
Hanover Development Limited Partnership. Withdrawn
Hanover Development Limited Partnership filed plans in June 2026 for a 150,000 square foot data center on a 37.5 acre former farm parcel along Gravel Pike in Upper Hanover Township, Montgomery County. The site sits less than 300 feet from homes and includes underground gas pipelines and electrical lines that officials said the original plans did not properly address. After a local opposition group called Upper Perkiomen Valley Data Center Opposition mobilized residents, the developer withdrew the application in late October 2026, citing community opposition.

What it would mean nearby
No rate change has happened yet. This is a complaint asking the PUC to make PPL shift the cost of serving large data centers onto those data centers instead of spreading it across everyone else's bill, and it is still pending. PPL Electric distribution base rate case settlement raised residential rates 4.9% from July 2026: about $8 to $10 a month on a $184 bill. The order is meant to keep new data centers from pushing their power costs onto residential electric bills by requiring developers to pay for all of their own electricity.
