How it works
We run research fresh on your address on top of everything already in our database, a person reviews the result, and we email it to you, usually within 24 hours.
We report what public records and news show as of the date we prepare it. We never claim nothing is coming: absence of a finding is not proof of absence, only the limit of what is public and searchable right now.

How long does it take?
Usually within 24 hours. It is not instant, because a person reads the research and the sources before the report goes out.
How is this different from the free search?
The free search shows the sites we already track near an address, right now, at no cost. The report adds research done specifically for that address on the day you order it, plus the noise, water, and bill estimates, the hearing detail, and the local rules the free search does not show.
What does "reviewed by a person" mean?
The research itself is an automated search. A person then reads the report against its sources before it is sent. A report is never emailed straight from a search with no one checking it.
Can I get a refund?
Yes. If the report is not useful to you, reply to the email it arrived in and we will refund you.
