QTS Data Centers (filed as Eagle South LLC). Under construction.
Originally filed in January 2022 by T5 Data Centers as a four building, 1.67 million square foot, roughly 200 megawatt campus off Gordon Highway, the project is now controlled by QTS Data Centers, Blackstone owned, through Eagle South LLC, and has expanded to six two story buildings totaling more than 2.15 million square feet across about 140 acres, a roughly 2 billion dollar investment. Site clearing, home demolition, and earth moving were underway through 2025 and into 2026 next to the Haynes Station and Captains Corner neighborhoods, and Augusta put a temporary hold on new data center approvals in mid 2026 that does not apply to this already approved project. QTS says the facility will use closed loop cooling that does not draw water once operating, but neighbors have complained about a lack of communication before construction began.

Base rate freeze through 2028 (docket 44280) holds base rates flat from July 2025. Fuel and storm riders are separate and can still move. 2026 fuel and storm cost settlement (docket 44280, 56765) takes about $4.04 a month off a typical bill from June 2026. The December 2025 certification of about 9,885 MW of new generation for data center load came with a promise of at least $8.50 a month of downward pressure on a typical bill in 2029 through 2031, because large customers are meant to carry more of the cost. Consumer groups warned it could instead add around $20 a month if the projected data center demand does not show up.
