EQT Real Estate, a Swedish investment firm, filed a letter of intent on August 14, 2026 for a data center campus called Mt. Comfort Technology Park on about 130 acres north of Indianapolis Regional Airport. At full buildout the project would include multiple two-story buildings totaling four million square feet of leasable space, developed in phases between 2027 and 2030, under Hancock County's new data center overlay district that requires Industrial General zoning and county commissioner sign-off.

Surge Development, LLC had proposed the Hancock County MegaSite, a data center rezoning of more than 700 acres of farmland on Mt. Comfort Road next to Tuttle Orchards, east of Indianapolis Regional Airport. After resident meetings raising water, traffic and neighborhood concerns, the developer withdrew its rezoning application, putting the project on hold.
