GI Partners Phoenix Data Center (7th Ave and Grant St)

GI Partners. Approved

Investment firm GI Partners paid about 14.7 million dollars on September 17, 2026 for a 5.43-acre parcel at the southeast corner of 7th Avenue and Grant Street, just south of downtown Phoenix, from Scottsdale-based LKY Development, which had worked with Arizona Public Service for years to expand an adjacent substation to support a future data center. The City of Phoenix granted a waiver allowing a data center on the site despite newer citywide zoning rules that restrict where data centers can locate, after LKY sought reimbursement tied to those rules. No square footage or megawatt figure for the planned facility has been made public.
