Tract closed on a 2,069-acre parcel in Buckeye to build a master-planned data center park with room for up to 40 buildings and as much as 20 million square feet, working with the local utility toward 1.8 gigawatts of capacity. The site sits near the Palo Verde nuclear generating station and Interstate 10. Tract says full buildout could take up to 15 years, with site infrastructure work underway as of March 2026.

Vantage Data Centers is building a three-building campus of roughly 160 megawatts at the southeast corner of Van Buren Street and Bullard Avenue in Goodyear, with the city having approved a second phase of the project. At full build-out the 50-acre campus is expected to total more than one million square feet.
Aligned Data Centers broke ground in April 2025 on PHX-13, a 72 megawatt data center that is the first of four planned buildings at its 100-acre Reems Road campus in west Glendale, using a closed-loop water recycling system as part of the company's zero-carbon and resource-efficiency goals.
Lincoln Property Company acquired a partially occupied 191,000 square foot data center on 14.5 acres at 2500 West Frye Road in Chandler's Price Road tech corridor and is upgrading it, targeting an initial 4.2 megawatts online in early 2026. The company is converting the mechanical system from evaporative to air cooling, which it says could save up to 3 million gallons of city water per month.
Aligned Energy's PHX04 data center, a 396,343 square foot building at the northeast corner of Price Road and Innovation Street in Chandler, received its foundation permit in June 2026 with construction beginning that summer, part of a roughly 400 megawatt combined expansion with the nearby PHX06 building.
Project Baccara is a two-building data center campus proposed on about 160 acres in unincorporated Maricopa County near Surprise and Luke Air Force Base, paired with on-site natural gas generators expected to supply about 700 megawatts. The Board of Supervisors approved a military compatibility permit 4-1 in May 2026 over objections from Surprise-area residents about noise, air quality and property values. The project still needs EPA air quality approval before construction, which was expected to begin in the third quarter of 2026.
CyrusOne won approval in late July 2026 for a data center campus on 62 acres at the corner of Elliot and Ellsworth roads in Mesa, planning up to five two-story buildings totaling roughly 1.4 million square feet. The planning commission vote was close, 4-3, reflecting divided community reaction typical of recent East Valley data center proposals.
Maricopa County's Board of Supervisors approved rezoning for 638 acres near 491st Avenue and Thomas Road outside Tonopah in February 2026, clearing the way for up to nine data center buildings totaling 2.25 million square feet along with on-site solar power generation and battery energy storage.
Microsoft has filed a site plan amendment for PHX-83, a 245,500 square foot data center building at its existing campus on West Olive Avenue, part of a footprint that has grown to more than 400 acres in the El Mirage area since Microsoft first acquired 150 acres there in 2019.
Compass Datacenters is proposing PHX II, a three-building, 108 megawatt campus at the southwest corner of El Mirage Road and Peoria Avenue after paying 79.3 million dollars for 121 acres. The company submitted a site plan review request to the El Mirage Planning and Zoning Commission in February 2024.
Aligned Energy's PHX06, a two-phase 456,946 square foot building planned at the southeast corner of Price Road and Innovation Street in Chandler, is in the design phase and under administrative design review after the company paid 115 million dollars for a 17-acre parking and building parcel.
Tokyo-based NTT Data Group paid about 300 million dollars for 173 acres at Pecos and Crismon roads in southeast Mesa, one mile north of Queen Creek, and is proposing seven two-story buildings totaling more than 2.2 million square feet. The Mesa Planning and Zoning Board voted 4-0 on May 13, 2026 to recommend approval of the rezoning, use permit and site plan; the project has drawn resident concern over water use, which NTT says could reach up to 5 million gallons a day at full campus buildout.

Microsoft's PHX-10 campus anchors the Azure West US 3 region in Goodyear and is fully operational, with Phase I and II delivering a combined 143 megawatts of IT load as of 2026. Microsoft has committed 36 million dollars toward a 90 million dollar expansion of Goodyear's 157th Avenue wastewater treatment plant to support reclaimed water for cooling, and newer buildings in the region are shifting to air-cooled designs that Microsoft says avoid an estimated 42 million gallons of fresh water per building each year.
Vintage Partners scrapped plans for a data center on a 63-acre site in Phoenix's Laveen Village in March 2026, switching instead to a mixed-use development with commercial, retail, restaurant and multifamily residential space after running into local regulatory hurdles and power availability limits, reportedly at the city of Phoenix's request.
Chandler's City Council voted 7-0 on December 11, 2025 to reject a proposed AI data center from New York-based developer Active Infrastructure after hours of public opposition citing noise, water use and quality-of-life concerns. The vote drew national attention as an early example of a Phoenix-area city outright denying a data center project.

Arizona Public Service is asking the commission for a 16.4% residential increase (2025 general rate case (docket E-01345A-25-0105)). On a $160 monthly bill that is about $22 to $30 a month.
APS is asking for a 16.44 percent residential increase, widely reported as about 20 dollars a month for a typical household. The same filing proposes a new extra high load factor class for data centers with a 47 percent class increase, meant to stop residential customers from subsidizing data center growth. Hearings wrapped in mid 2026 and a decision is expected toward the end of the year.
