Lower Mount Bethel Technology Center
Peron Development / JG Petrucci Company. Filed.
Peron Development and JG Petrucci Company, working with Talen Energy, want to rezone about 239 acres near existing power plants along Depue Ferry Road to industrial use for a data center campus called the Lower Mount Bethel Technology Center. The developers revised the plan after community pushback, moving it next to existing power infrastructure and promising the project will pay its own way for the electricity it uses. A local opposition group, No Data Center LMBT, continues to fight the plan alongside a similar proposal in neighboring Upper Mount Bethel Township.

What it would mean nearby
PPL Electric distribution base rate case settlement raised residential rates 4.9% from July 2026: about $8 to $10 a month on a $184 bill. The order is meant to keep new data centers from pushing their power costs onto residential electric bills by requiring developers to pay for all of their own electricity. This does not change anyone's electric rate directly, but it is meant to stop the cost of new substations and power lines built for data centers from being added to everyone else's bill.
