Data centers in Berkeley County

Washington D.C. based real estate firm Penzance Management announced a 4 billion dollar, roughly 1.9 million square foot data center campus on 548 acres in the Falling Waters district of Berkeley County, planned to deliver 600 megawatts of IT capacity at full build out. Governor Patrick Morrisey designated the Bedington Campus as West Virginia's first High Impact Intelligence Center under the state's new data center incentive laws, which streamline development approvals. The project plans to use reclaimed water for cooling, and is expected to create about 1,000 construction jobs and 125 permanent positions, though a local newspaper reported public comments on the project went largely unanswered after the announcement.

QTS Data Centers is developing a campus split across a roughly 90 acre initial site in Berkeley County and an adjacent, already industrial zoned 191 acre parcel across the line in Jefferson County, near Kearneysville. The Berkeley County Planning Commission approved the concept plan for the Berkeley County phase, which includes two data center buildings, an electrical switching station, a water tank, and stormwater ponds connected to Charles Town Road. The land was assembled starting in 2024 when F.O. Day Company sold the properties to IB10 Martinsburg LLC, and the Jefferson County side has not yet had formal plans submitted for review.
