Denver based Tract paid about 51.5 million dollars for 343 acres near Gun Club Road and Route 6 off Interstate 80 in Morris, its first Chicago area site, to build the Morris Technology Park, a 2.9 million square foot campus designed for up to 1 gigawatt of load. City approval was secured in 2025 and the land purchase closed in January 2026, with initial power targeted for June 2028 and full build out by 2032. The project has drawn organized local opposition, including a June 2026 protest over concerns about water and farmland.
