CBRE-owned Trammell Crow Company won rezoning from the City of Forsyth (Monroe County, not to be confused with Forsyth County near Atlanta) for a hyperscale data center campus on about 1,600 acres of timberland along Johnsonville, Smith and Collier roads west of I-75. The city council approved the rezoning 5 to 1 in early 2026 over the objections of many residents and its own planning board, citing an estimated 220 million dollars a year in local tax revenue at full 12 million square foot buildout. This project is separate from the nearby Rumble Technology Park.

In Monroe County
Rumble Technology Park is a data center campus on Rumble Road near the city of Forsyth in Monroe County, originally proposed by Data Core Innovations and now developed by Cloverleaf Infrastructure. Monroe County approved rezoning in November 2024 for the roughly 900 to 1,225 acre site (after a later 300 to 325 acre expansion), planned for up to 12 buildings totaling about 4.2 million square feet and up to 1.12 gigawatts of capacity. Full buildout is not projected to complete until around 2038, with the first building targeted for 2028.
Google purchased about 948.8 acres along Rumble Road near Interstate 75 outside Juliette in Monroe County for roughly 42.6 million dollars, with the land sale closing in September 2025. On September 8, 2026 the Monroe County Board of Commissioners voted 4-1 to approve a financial framework under which Google would pay more than 1.2 billion dollars over the course of construction and a 20 year lease, structured through the county's Development Authority rather than standard property taxes. The vote set financial terms only; site plan and construction approvals are still pending and no megawatt figure has been disclosed.
A rezoning request to convert about 970 acres of residential land near Bolingbroke, along I-475 and Highway 41, into a nine-building data center campus was rejected. The Monroe County Planning and Zoning board voted 5 to 0 against it in late July 2025 and the county commission followed with a unanimous denial on August 5, 2025 after nearly 900 residents turned out in opposition over water, noise, light pollution and the town's rural character. Property owners later sued the county over the denial.

Power bills in Monroe County
Most of the county is served by Central Georgia EMC, with parts on Flint Energies or Southern Rivers Energy or Forsyth municipal (city owned) or Georgia Power. The city of Forsyth is the Monroe County seat and has its own municipal utility. As a cooperative, its wholesale power comes mostly from Oglethorpe Power.
Oglethorpe Power, which generates most of the electricity Georgia's EMCs sell, is adding natural gas plants it ties to data center and industrial load. EMC rates are set by each cooperative's board, not the Public Service Commission, so watch your EMC's rate notices.
Oglethorpe Power is the wholesale generation and transmission cooperative owned by Georgia's 38 electric membership cooperatives, and it is not directly rate regulated by the Georgia Public Service Commission the way Georgia Power is, so there is no PSC docket number for its generation projects. Oglethorpe Power broke ground on May 7, 2026 on a two unit, roughly 1,425 megawatt, 3.3 billion dollar combined cycle gas plant next to its existing Smarr Energy Facility in Monroe County, targeting commercial operation around 2029 to serve 29 of its 38 member cooperatives, plus a smaller gas addition planned at the Talbot Energy Facility for 2028. No specific verified dollar impact on individual electric membership cooperative household bills has been published yet, since those retail rates are set separately by each member cooperative.
