Pioneer Development's Project Cardinal is a planned 14 building, 1,037 acre data center campus northwest of Illinois Route 47 and Galena Road in Yorkville, described locally as larger than Central Park. The Yorkville City Council approved annexation and rezoning in November 2025 and a development agreement on March 10, 2026, with roughly 51 million dollars in upfront payments. In April 2026 residents sued, alleging the rezoning skipped required environmental review and public notice, and in June 2026 the developer asked for an 18 month extension to finish buying all the needed parcels.

Prologis proposed an 18 building, 540 acre data center campus at the southeast corner of Galena Road and Eldamain Road in Yorkville, on unincorporated farmland. The Yorkville City Council approved Project Steel alongside the larger Project Cardinal on March 13, 2026 after a nearly six hour meeting, with the two projects together committing about 91 million dollars upfront, including 68.25 million dollars for the local school district.

CyrusOne has assembled roughly 228 acres in Kendall County for a Yorkville area data center campus planned at up to 600 megawatts, listed with an expected operational year of 2026. ComEd annual reconciliation rate case (docket 25-0383) adds about $3.10 a month to a typical bill from January 2026. PJM capacity auction price spike hits ComEd supply charges adds about $10.50 a month to a typical bill from June 2025.

Under an Illinois law that lets ComEd true up its grid plan spending every year, the utility asked to recover 268.5 million dollars in a reconciliation case. The Illinois Commerce Commission approved 243.1 million dollars on December 18, 2025, cutting about 25.4 million dollars including costs tied to a mismanaged customer billing system rollout. Citizens Utility Board estimated the approved amount adds about 3.10 dollars a month to a typical residential bill starting in 2026.
