Compass Datacenters is redeveloping the former Sears corporate headquarters campus into five hyperscale data center buildings on 197 acres, a project the company says will total about 10 billion dollars over several years. Compass bought the site for 194 million dollars in September 2023 and demolition and site work have been underway since, with the first building expected to be powered by ComEd around mid-2026.

Stream Data Centers bought and demolished 55 homes in a 34 acre Elk Grove Village subdivision to make way for a more than 2 million square foot data center campus. ComEd broke ground on a dedicated 260 megawatt substation to serve the site, expected to be ready in 2027, and construction on the campus itself was anticipated to begin in late 2025 or early 2026. In August 2025 Apollo managed funds agreed to acquire a majority stake in Stream Data Centers.
Prime Data Centers is building a roughly 1 billion dollar, three building campus at 1600 East Higgins Road in Elk Grove Village, its first Illinois project, with up to 275 megawatts and more than 1 million square feet at full build-out. Elk Grove Village approved land sales and zoning changes for the project, which broke ground in November 2022 and has continued phased construction since.
A plan to convert part of a landmark office building at 300 West Adams Street in the Chicago Loop into a data center won City Council committee approval, one of the projects cited as Chicago works out how to regulate data centers within city limits. Mayor Brandon Johnson signed an executive order on August 11, 2026 creating new data center review steps and a task force, and separately asked the City Council to consider a temporary citywide moratorium while rules are drafted.

City officials have described a proposed data center in the Illinois Medical District on Chicago's Near West Side that would be built to serve nearby hospitals and research institutions. No developer, address, or size has been made public; it is one of several early stage data center projects Chicago named as it moves to adopt citywide review rules in 2026.
A developer sought to rezone the 186 acre Plum Farms property at Higgins Road and Route 59 in Hoffman Estates to manufacturing use for a possible data center. The site sits on the edge of the village, bordering South Barrington and Barrington Hills, and drew weeks of organized neighbor opposition. The developer withdrew its rezoning request on July 1, 2026 after state lawmakers failed to pass data center regulation and Governor Pritzker paused state incentives.

This case does not change what a household pays today, but it is the main tool Illinois regulators are using to try to stop the cost of new grid equipment for data centers from landing on residential bills. ComEd annual reconciliation rate case (docket 25-0383) adds about $3.10 a month to a typical bill from January 2026. PJM capacity auction price spike hits ComEd supply charges adds about $10.50 a month to a typical bill from June 2025.
Under an Illinois law that lets ComEd true up its grid plan spending every year, the utility asked to recover 268.5 million dollars in a reconciliation case. The Illinois Commerce Commission approved 243.1 million dollars on December 18, 2025, cutting about 25.4 million dollars including costs tied to a mismanaged customer billing system rollout. Citizens Utility Board estimated the approved amount adds about 3.10 dollars a month to a typical residential bill starting in 2026.
