Project Peach
North Coweta Investors. Approved. 700 MW.
North Coweta Investors, represented by former state senator Arthur B. Edge IV, won approval for Project Peach, an eight building data center campus of about 2.1 million square feet using up to roughly 700 megawatts on 320 acres at 300 Johnson Circle near Palmetto. Coweta commissioners voted 3-2 on April 15, 2025 to rezone the land from rural conservation to light industrial over opposition from Palmetto residents and the neighboring city's mayor, with construction planned in phases through 2036 and a buildout value of about 1 billion dollars. No confirmation of construction having started was found as of the most recent reporting.

What it would mean nearby
The cooling design has not been reported. If it uses evaporative cooling, a 700 MW facility would draw roughly 2.2 million to 8.0 million gallons of water a day, about what 25,500 households use.
Oglethorpe Power, which generates most of the electricity Georgia's EMCs sell, is adding natural gas plants it ties to data center and industrial load. EMC rates are set by each cooperative's board, not the Public Service Commission, so watch your EMC's rate notices.
